7. The landscaping, buffering and scrcening of buildings, parking, loading and storage <br />areas, especially as lhey relate to n�ore sensitive land uses. <br />Tinding: The componen[ elec[rical cabinet associuted with the proposal will be located <br />on the oround and, according to the applicant, will be screened to match the existing <br />building �xterior. <br />Conclusion: The electrical cabinet �vould be located and screened so as to not impact <br />adjacent uses. <br />8. The generation of nuisance irritants such as noise, smoke, dus[, odor, glare, visual <br />Ulight or other undesir�ble impacts. <br />Finding: The proposed facility is unmanned and du not emit any known health hazards, <br />toxic chemicals, risk of fire and explosion or hazardous materials. <br />Conclusion: No noise, smoke, dust, odor, glare, visua] blight or other undesirable <br />impacts are anticipated as a result of the proposal. <br />9. Consistency with the goals and policies of the �verett Comprehensive Plan for the <br />area and land use designation in which tl�e property is located. <br />Finding: The site is designate�14,4, Mixed Use Commercial, on the City of Everett's <br />Comprehensive Plan map. Thc Comprehensive Plan contains 1 policy that encourag�s <br />co-location of utilities, where possible, in order to minimize environmental disturbance. <br />There are other antennn facilities located on the roof of the building. <br />Cone,usion: The use is consistent �vith the Comprehensive Plan. <br />10. Compliance with the provisions of this Ordinance and other City, State and Federal <br />regulations. <br />Finding: All necessary building and associated permits must be obtained for the <br />proposa] prior ro construction. <br />Conclusion: The proposal will comply with the provisions of the City's Zoning Code <br />and the applicant must obtain any required State and/or Federnl permits. <br />11. Accessibility to public transit, and trafGc reduction measures proposed by the <br />applicant to reduce dependence of the proposed use on the automobile. <br />Finding: The facility is unmanned. <br />Conclusion: Criterion is not applicable. <br />3�5 <br />
